Access Statement for Woodacre B&B, Arundel Road, Fontwell (Walberton), West Sussex, BN18 OPQ.
Introduction
Woodacre B&B, providing guest accommodation on a Bed & Breakfast basis is located within a large garden. The nature of the building dictates some accessibility constraints, and the following statement will provide more details. Please do not hesitate to contact us if you require further details.
Pre-Arrival
We are located in a semi-rural location with good access to the A27/A29, and the use of a car is considered an advantage.
The nearest railway station is Barnham which is approximately 3 miles distant.
There are good local Taxi Services available, one in Barnham – outside the railway station, and another one in Arundel.
There is a bus route currently operated by Stagecoach – Route 500 with the nearest bus stop located at the top of Fontwell Avenue approximately 15-20 mins walk from Woodacre B&B. The Route 500 runs from Chichester, Fontwell, Barnham, Yapton and onto Littlehampton –running 7 days a week & into the evening. An alternative bus route, currently operated by Compass Travel – Route 85, with bus stops located approximately 10-minute walk from Woodacre B&B. The Route 85 runs between Chichester and Arundel via Fontwell, however this service is not particularly frequent, and only operates Monday to Friday. We would suggest that bus timetables are checked in advance.
A Shell Little Waitrose petrol station – is located approximately half a mile away at the western end of Fontwell village. There is a cash point and an electric car charging station.

Arrival & Car Parking Facilities
There is a large Woodacre B&B sign located at the entrance to the property
There is a large gravel parking area to the front of the property providing ample parking for guests.
Security sensor lighting is provided to cover the car park area and all entrance doors.
There is a doorbell provided at the front door at the main entrance door to Woodacre which is approached via a paved path through an iron gate 980mm wide and a small length of slightly sloping paved pathway.
Guests who are staying in the double bedroom with en suite facilities have their own private access door at the side of the property with adjacent gravel parking area available. The threshold to this door is approximately 30mm high. The access door is 800mm wide.
Main Entrance & Reception
Initial access to Woodacre for guests is via a large wooden front door with a small threshold 20mm and 800mm wide leading to a reception hall with tiled floor covered by a rug. This then accesses the main house via a small step up approximately 110mm high leading through an 800mm wide door into a tiled hallway.

A tiled hallway then leads through the private accommodation in the main house to the attached annex of guest accommodation.
Guest annex
A Fire door 800mm wide leads from the hallway of the main house into a carpeted hallway in the annex where all Bedrooms are located.
Fire Exit / Secondary Guest Access door into annex -ground floor hallway.
A fire exit and secondary guest access door to the annex leads to and from the front car park via a short, paved pathway. The doorway is approached inside from the ground floor annex hallway which has a short pile carpet. The doorway is approached by a slight slope and is 680mm wide leading to a step down and the door has a threshold of 60mm.
Shared Bathroom – ground floor
The shared Bathroom has a toilet, sink & bath with a shower over. The bathroom is accessed from the ground floor annex hallway via a door 680mm wide. It has underfloor heated tiled floor. The toilet height is 430mm. The side of the bath is 470mm high.
Additional shower room- ground floor
An additional Shower room can be made available for guest to use if required. This is accessed from the main hallway in the house. The shower room has a toilet, sink & shower cubicle, there is a linoleum floor and the room accessed through a door 680mm wide. The toilet is 410mm high and the step up into shower unit is 150mm high.
Bedrooms
Hazel - Family Room – ground floor
[With one double bed and two single beds.]
The Height of the double bed is 580mm
The Height of the single beds are 560mm
Located on the ground floor with access via a narrow entrance door 570mm wide.
This room has a short pile carpeted floor
This room has access to the Garden via a set of patio doors 970mm wide with a 40mm step down onto a gravelled patio area. It should be noted this can be uneven in parts.
Oak-Double room with ensuite shower room – ground floor
The King size bed is 530mm High
Located on the ground floor with short pile carpet and accessed from the small hallway via an entrance door 680mm wide.
Access from the Double room to the car parking area can be achieved through a door 730mm wide via a private hallway with a further door 840mm wide leading out to the car park. with a small threshold 20mm high.
Ensuite shower room – from Oak – Ground floor
The ensuite shower has an underfloor heated tiled floor, a sloping ceiling and is accessed through a small doorway 570mm wide and 1700mm high. Guests should note that there is a slight slope to the floor approaching doorway and may need to duck their head slightly when accessing due to low door frame.
The toilet height is 425mm
The shower cubicle is 600mm wide with a 130mm high step up into the shower tray
Ash - Twin room [two single beds] – first floor
Located on the first floor and accessed via a steep internal staircase, then through a small access door approximately 680mm wide. Due to the sloping nature of the roof in the annex guests are required to duck their head when accessing this room.
The two single beds are 510mm high
The room has a short pile carpet
This room is not recommended for those with mobility difficulties or visual impairment due to the need to negotiate the steep staircase.
The shared bathroom with shower and additional separate shower room for this room is located on the ground floor as previously mentioned.
Beech-Triple room [one double bed with one single bed] – first floor
Again, this room is accessed via the steep internal staircase and narrow doorway 650mm wide with sloping ceiling.
The height of the double bed is 550mm high
The height of the single beds are 540mm high
This room has a short pile carpeted floor
This room is not recommended for those with mobility difficulties or visual impairment due to the requirement to negotiate the steep staircase.
The shared bathroom with shower and additional shower room is located on the ground floor as previously mentioned.
Breakfast room/Conservatory.
Breakfast is normally served in the conservatory, located off the main house hallway and is accessed through a set of double doors of 1000mm wide if both open or a single door of 510mm wide. The room has a tiled floor.
Access can also be gained directly out into the garden from the conservatory through a door which is 780mm wide. This leads to a small raised paved patio balcony. There is metal fencing at edge of balcony with four sets of steps leading down into the garden.
Dining room
On occasions breakfast may be served in the dining room in the main house located off the hallway. It is accessed via a door 800mm wide and has a wooden floor.
Grounds and Gardens
Woodacre B&B has large gardens to the side and rear of the property, laid mainly to lawn with an established wooded area. A number of garden seats and benches located around the garden are provided for guests to use. The lawn and pathways are uneven in parts which may cause trip hazards with protruding tree roots etc which guests need to be mindful of.
The patio areas to the rear of the house consist of large areas of paving and gravel. The areas of gravel may be uneven in places.
Additional Information
Automatic Smoke Detectors and Fire Alarms with emergency lighting are provided throughout the guest accommodation.
A number of Fire Exits are provided and clearly marked with additional safety information provided in all guest bedrooms.
The house is non- smoking throughout
