Pre-Arrival
We are located in a semi-rural location and the use of a car is considered an advantage.
The nearest train station is located at Barnham approximately 3 miles distant
A good Taxi Service is available from Barnham station.
Although located near a bus route currently operated by Compass Travel – Route 85, with bus stops located approximately 10 minute walk from Woodacre serving both Chichester and Arundel this service is not particularly frequent and it is suggested that times are checked in advance.
A Shell garage with cash point is located approximately half a mile away in Fontwell village.
Breakfast Menus are available in large print by prior arrangement
We have a simple Web site and are also on face book

Due to the nature of the building we advise that guests with mobility or visual impairments are accompanied during their stay

Arrival & Car Parking Facilities
There is a large Woodacre B&B sign located at the entrance to the property
There is a large gravel covered parking area at the front of the property providing ample parking for guests.
There is a door bell provided adjacent to the front door at the main entrance door to Woodacre which is approached via a paved path through an iron gate 980mm wide and a small length of slightly sloping paved pathway.
Security sensor lighting is provided to cover the car park area and all entrance doors.
Guests who are staying in the double bedroom with en suite facilities have their own private access door at the side of the property with adjacent gravel parking area available. The threshold to this door is approximately 30mm high. The access door is 800mm wide.
Main Entrance & Reception
Initial access to Woodacre for guests is via a large wooden front door with a small threshold 20mm and 800mm wide leading to a reception hall with tiled floor covered by a rug. This then accesses the main house via a small step up approximately 110mm high leading through a 800mm wide door into a tiled hall way.
Hallway
A tiled hall way then leads through the private accommodation in the main house to the guest accommodation provided in the attached annex. A Fire door 800mm wide leads from the hall into the annex area where all Bedrooms are located.
Bedrooms
Hazel - Family Room.
[With one double bed and two single beds.]
The Height of the double bed is 580mm
The Height of the single beds are 560mm
Located on the ground floor with access via a narrow entrance door 570mm wide.
This room has a short pile carpeted floor
This room has access to the Garden via a set of patio doors 970mm wide with a 40mm step down onto a patio area. It should be noted this currently consists of a gravelled area some crazy paving and is uneven in parts
The shared Bathroom with shower and tiled floor is located across the small hall and via a door 680mm wide.
A separate shower room with linoleum floor is also available off the main hall way and accessed through a door 680mm wide.
Oak-Double en suite room.[King Size Double Bed]
Located on the ground floor and accessed from the small hallway via an entrance door 680mm wide. This room has its own shower en suite facilities with tiled floor and is accessed through a small door way 570mm wide with a sloping ceiling. Guests should note the need to duck their head slightly when accessing the en suite due to low door frame and slight slope to the floor.
The King size bed is 530mm High
The toilet height is 425mm
The shower cubicle is 600mm wide with a 130mm high step up into the shower tray
Access from the Double room to the car parking area can be achieved through a door 730mm wide into a private hall way with a further door 840mm wide leading out to the car park. with a small threshold 20mm high.
Ash - Twin room [two single beds]
Located on the first floor and accessed via a steep internal staircase, then through a small access door approximately 680mm wide. Due to the sloping nature of the roof in the annex guests are required to duck their head when accessing this room.
The two single beds are 510mm high
The room has a short pile carpet
The shared bathroom with shower and additional separate shower room for this room is located on the ground floor.
This room is not recommended for those with mobility difficulties or visual impairment due to the need to negotiate the steep staircase.
Beech-Triple room [one double bed with one single bed]
Again this room is accessed via the steep internal staircase and narrow doorway 650mm wide with sloping ceiling. The shared bathroom with shower and additional shower room are available on the ground floor accessed from the small hallway .via internal doors680mm wide.
The height of the double bed is 550mm high
The height of the single beds are 540mm high
This room has a short pile carpeted floor
This room is not recommended for those with mobility difficulties or visual impairment due to the requirement to negotiate the steep stair case.
Fire Exit / secondary guest access door ground floor hall way.
A fire exit and secondary access door leads to the front car park via a short paved pathway is located in the hall way adjacent to the ground floor bathroom. The door way is approached by a slight slope and is 680mm wide. This leads out to a step down and the door has a threshold of 60mm.
Breakfast room/Conservatory.
Breakfast is normally served in the conservatory, located off the annex corridor and is accessed through a double entrance door with small threshold 30mm height is 1040mmwide. The room has a tiled floor.
Access can also be gained directly out into the garden from the conservatory through a double set of doors with a 60mm step down to a short length of gravel pathway leading to the lawns.
Dining room
On occasions breakfast is served in the dining room located off the hall in the main house. It is accessed via a door 800mm wide and has a wooden floor.
Grounds and Gardens
Woodacre has large gardens to the side and rear of the property, laid mainly to lawn with an established wooded area. A number of seats are provided for guests to use. The lawn and path ways are uneven in parts with protruding tree roots which can present a trip hazard which guests need to be mindful of.
The patio areas to the rear of the house consist of large areas of crazy paving and gravel. These are uneven in places and are in the process of being upgraded and replaced.
Additional Information
Automatic Smoke Detectors and Fire Alarms are provided throughout the guest accommodation.
A number of Fire Exits are provided and clearly marked with additional safety information provided in all guest rooms.
The house is non- smoking throughout
