We had a brilliant time at Woodacre - Kevin and Sue were incredibly attentive and went the extra mile to help us and make great local recommendations. The breakfast was lovely on each day and they were really accommodating of my allergies. The B&B was easy to find and was clean, well decorated and comfortable, plus plenty of parking. We would definitely come again and recommend to others!

There is a sign in the bathroom that says "when you are here you are family" and that kind of sums it up.We have been at Woodacre now the third time and we always feel like coming home. You will find a beautiful large garden for relaxing or playing, a delicious and varied breakfast and a comfy room for your night. Sue and Kevin are such nice persons and always there for tips and recommendations where to go or what to do. Not to forget Benson.Woodacre is situated right between Arundel and Chichester, which makes it perfect for various trips e.g. to Goodwood or down to the coast. We already pre-booked our fourth trip for next year, and can't wait to come back.

We had the best stay at Woodacre last week!! From the very first moment being greeted with delicious cake and tea brewed in a beautiful porcelain teapot, to our fabulous cooked English Breakfast just before we checked out, everything was sheer perfection.Such a peaceful, tranquil setting with excellent and immaculate facilities. Sue and Kevin's professionalism, super friendly manner and their utmost attention to detail meant that we could just relax and enjoy our stay to the full.We adored strolling around the stunning gardens and woodland, making new memories with some lovely photos. Also, we really loved being able to park our car straight outside our room (Oak), as this made loading up our luggage so easy!Breakfast in the Conservatory was an absolute delight, and we discovered that Sue cooks the best fried bread ever!!!! 😁We very highly recommend Woodacre, and really look forward to a return visit. Thank you both so very much for creating such a special bed and breakfast experience. 😊

Take a bow Sue and Kevin. You have created a 5 star haven of luxury amidst stunningly beautiful Sussex countryside. And by doing so you have put most hotels and b and b's to shame. They can only look on in envy. Sue and Kevin provide what you would expect in a b and b - and much more too! It is relaxing , spotlessand faultless. An absolute joy. The food is delicious . A fantastic choice at breakfast. All guests have unbridled access to the gorgeous garden complete with cuddles and a warm welcome from Benson , the loveable Golden Retriever. WOODACRE IS A TRIUMPH. It sets such a high standard that many B and B'S look up to yet never achieve. B and B's like this are few and far between. You need passionand commitment ( it's ruddy hard work), a love for hospitality and a joy of people to create something this exceptional.

We had a lovely stay here when attending a Goodwood event in our classic car. Sue and Kevin were excellent hosts, accommodating and friendly, and provided us with a takeaway breakfast as we wanted to arrive early for our event. And Goodwood is just 10 minutes away too. Brilliant. We breakfasted ‘in’ on our last morning and it was delicious and plentiful, eaten in the conservatory looking out onto the delightful garden. Our room on the ground floor was convenient and very close to where we parked so we didn’t have to carry out luggage very far. We were also pleased that our classic car felt secure and hidden from prying eyes behind the high hedges surrounding theproperty. And lastly it was just a 15 minute walk to a local pub where we had very good evening meals. Many thanks to Sue and Kevin.

We had a wonderful stay at the Woodacre B and B! Sue and Kevin are just the best hosts anyone could wish for, they were so welcoming and really involved our 6 year old as well. They both made us feel very welcome and nothing was an issue, they even added little extras to my sons breakfast to make it special and gave him a post card from the dog which he is very happy with! If we are in the area again I wouldn't hesitate to stay here. Thank you for a lovely stay!

Arrived on the Friday to a pot of tea and cake from our hosts. If you are planning to take part in any West Sussex short mat bowling competitions then this is the place to stay as only a short distance away from the venue. We were lucky enough to stay in the downstairs family room with doors which opened out to our own private seating area overlooking a wonderful garden. The room was clean as was the bathroom which had everything that one would need. The bed was also comfortable. Breakfast was delicious with a good choice on the menu and our hosts were happy to supply us with anything to make our stay enjoyable. We will certainly be staying here again when we are in the area

Travelled from Scotland for a wedding in Arundel, West Sussex and stayed initially at Woodacre for two nights. Visited family in Tonbridge Wells for two days and decided to tack on an extra two days back at Woodacre B&B, Fontwell village. I thought I should do a revue about Woodacre and decided to do it in the form of a simple poetic verse:Woodacre B&BA hidden gem tucked awayWhether that be midweek or just a weekendstayA Must for a West Sussex getawayMore than Ample parking LotCars, small camper vans it matters not a jotThe house itself is maintained to the highest orderWith a variation of trees forming a spectacular natural borderAt the rear is a well tended garden bordered all round by treesWith various seated areas to relax in if you so pleaseTasteful planting to blend with the natural landscapeCombined with the wildlife on displayA mini nature reserve to gaze on anytime of dayA choice for breakfast to suit every tasteYou won’t be leaving that dining room with great hasteRooms and mini suites so tasteful, tidy and cleanOnce you have stayed there you will get what I meanMine hosts Sue and Kevin so helpful and kindAll I can say is “Woodacre”….what a find.

We have stayed at the Woodacre B and B 3 times now . Sue and Kevin are very welcoming , friendly andhelpful . The rooms are spotless and every thing you would need is there . During this pandemic time they have put in everything for our safety and for themselves , we wouldn’t stay anywhere else when visiting Chichester or Goodwood racing . Ann and Stanley ????

We had a wonderful stay at Woodacre.Sue and Kevin made us feel so welcome and it was lovely to have tea and home-made cake on arrival. We felt very comfortable with lots of Covid-safe measures in place, which didn’t detract at all from our stay.We had the family room and our own little patio area where we had (a delicious) breakfast each morning, overlooking the beautiful garden. The room was spotless and very comfortable.Sue and Kevin were on hand for lots of advice about places to go and things to do but were never overbearing – they got the balance just right. There is lots to do nearby, including visiting Arundel Castle and the Weald and Downland museum, both of which are well worth seeing. It was very peaceful and we felt very well looked after. We would love to go back.

Decided on a weekend away close to quiet beaches.Lovely welcome and lovely hosts. Good care and adherence to current guidelines that are In place (thank you) Spotless and comfortable room with adequate room for a family of four. Beautiful garden which was the reason we chose Woodacre it allowed our children to play and roam safely and freely, hosts also allowed children to play with their gorgeous dogs. Surroundings area is also stunning with lovely quiet beaches in close proximity. Would highly recommend. My girls were very sad when it came to leave. Thank you Joe and Kevin for making our stay so lovely.

We were down for a wedding, and stayed in the family room with out 2 teenage daughters. The room's patio doors opened out onto the huge garden, and was airy and bright. The beds were extremely comfortable, and we all had 2 good night's sleep there. What made our stay ideal was the welcome and service of Sue and Kevin, who were absolutely fantastic hosts. A warm welcome from them (plus equally warm welcomes from Riley and Benson, their very friendly dogs!) really set our weekend off well. They also provide and excellent breakfast, with great variety. Nothing appeared to be too much trouble for them, and they were always happy to stop for a chat, despite their busy schedule.All-in-all, we could find no faults whatsoever with our stay. We would definitely be happy to stay here again. Thanks!!

Woodacre was without doubt the best Bed and Breakfast I have ever stayed at.I stayed there the night before Race to the King - an ultra marathon and Sue and Kevin could not have been more accommodating. When I arrived I received the warmest welcome, I was shown to my room which was immaculate with the most comfortable bed and everything you needed and more! All the guests that night were taking part in the ultra marathon and Sue and Kevin were up before us the following morning to ensure we all set off with tummy’s filled with porridge and fresh fruit. The following morning when I was feeling slightly jaded, once again nothing was too much trouble for them. Their hospitality really was second to none and I wouldn’t hesitate to recommend Woodacre.

We stayed here as a stop over during our cycle of the South Downs, the hospitality was incredible! We got in late so Sue gave us a ride to the local pub to make sure we could get some food. We returned to find bubbles left out on the side to celebrate my birthday with a card and nibbles. They even stored our bikes for us securely in their garage. Breakfast was amazing and felt so personal too with hot cooked breakfast as well as cold options. Couldn’t recommend a better place to stay, we were truly treated like family !

From the initial welcome (with a cup of tea and slice of cake) to the final departure our stay was relaxed and comfortable.Kevin and Sue are excellent hosts, with a good balance of "being there" for you and "letting you get on with it"!As far as the guest house is concerned - it's clean, very comfortable, and well provisioned with TV, coffee and tea making facilities, fresh water, and space to relax. They even made our dog welcome with water and treats! The weather wasn't good enough for us to enjoy the garden, which is beautifully laid out and extensive.Breakfast was a feast, freshly prepared with a good mix of fruit as well as your choice from a cooked selection.Location wise - you could be put off by the road (and commercial property next door)... but once inside the front driveway, Woodacre feels secluded and peaceful.Definitely recommended - and one to return to!

Hi AmandaThank you for your kind review, we are so pleased that you enjoyed your stay with us at Woodacre during the Goodwood Revival weekend. As you say it was unfortunate that the only room available when you booked was the Triple room as we do only charge room rates during the local specialevents and therefore perhaps it would work out a little more expensive for you as there were only two of you sharing the room rather than three guests that the room can accommodate. We hope that we may be able to welcome you back to Woodacre in the future should you decide to visit the area againMany thanksKind regardsSue & Kevin

Loved this beautiful B&B with a fantastic garden. We went in December in order to enjoy the Christmas atmosphere in Chichester and Portsmouth and the B&B was perfectly situated for both, as their local train station serves both towns. Breakfast was delicious and our little dog was made very welcome, which is always wonderful when you bring your special friend with you. The place was warm and cosy, while the weather outside was freezing. We always worry that the heating will be kept to a minimum, but we were pleasantly surprised and felt warm and very comfortable. Thank you for a great stay. Lydia & Alf

Lovely, clean and very friendly. The breakfast was lovely too. We hadone of the downstairs rooms with doors which opened on to the beautiful extensive garden which was ideal for the dog. The only let down was that it wasn't onsuite(which we were aware of) but proved to be a little difficult. We would recommend this B&B and we wou,d stay there again.

Such a lovely place to stay.Very warm and friendly welcome, beautiful room, comfortable and with all we required.Great breakfast in a lovely surrounding.Wish we had time to stay more than one night, but we were only down that way to attend a family wedding. This is the first time that I, as a 53 year old mother recently left by husband and recovering from major brain surgery, so I shared the room with my poor sons, but they didn't suffer too much as the place was so lovely and I don't think my presence in their room made them unhappy at all!

this was one of the most friendly hosts we had on our two week trip. The lady of the house was incredibly welcoming and easy to talk to (it helps they have the nicest dog!). our room was very large with a comfy bed although the sheets were a bit overly scented to my taste. We also had a very big ensuite bathroom. I do think they have the space to install a bath in this bathroom, which would add a lot of value to the room. We also had a private entrance. the place was a little bit tricky to find. the breakfast was very nice and served with the biggest smile in the world. overall very good value for money.

My husband and I stayed at Woodacre B&B during the Whitsun week from May 29th to June 5th and what a lovely place it was to stay at, the room we had was very comfortable, and what we found great was that as we were in the double room / bungalow we had our own entrance which was both handy and convenient for coming and going with out having to go through the main building. The breakfast were fantastic and freshly cooked and you could with in reason have what ever you wanted, Sue, Kevin and Andy were so friendly and welcoming, and Riley their Labrador was so friendly, and as they say Woodacre is conveniently placed to get to any where up and down the South Downs Coast. We would thoroughly recommend this B&B, with it's lush garden and trees surrounding it, once you were parked up you would not think you were close to the main A27/29 road as you couldn't hardly hear any noise, just the tranquility of their garden and watching the Birds come and go.We would like to thank Sue, Kevin, Andy and Riley for a fantastic week at their B&B

We wanted to be in the local area of Portsmouth and Arundel and this little gem fitted perfectly. The room and ensuite was spacious, in excellent condition and very comfortable. Everything for our comfort had been thought of, even a little pull out table to rest you cup of tea on while you were in bed. There was plenty of storage space for our clothes etc, which at some places is not so. Don't be put off by the proximity to the A27, it was really convenient and the room was really quiet. A lovely freshly prepared breakfast in the conservatory with great views of the garden was a nice way to start the day. Sue and Kevin had lots of ideas to help us make the most of our short stay, they were a real pleasure to talk to. We would visit this place again. Thank you, Sue, Kevin and Andy.

The three of us spent two very restorative nights at Woodacre, escaping from family life for a weekend of pub suppers, walks and scrumptious breakfasts. Sue and Kevin were excellent hosts: friendly, helpful and welcoming, and provided delicious food cooked to order. A lovely set B&B. The couple running it is really welcoming and go out of their way to provide great service.Only point for a minor critique would be the setting of the breakfast are as all guests are seated around one large table to enable a friendly conversation. This feels a bit forced as not everybody might be in the mood for this. Therefore only 4/5 stars.Unfortunately our continental navigation system had problems finding the exact address.
Response
Thank you for your kind review, we are pleased that you enjoyed your stay with us at Woodacre. We note your observation regarding all guests sharing the large breakfast table, and will ensure that this is clearer on our website.Normally I would email a local map to indicate the exact location of Woodacre to overcome any problems that Sat Navs may have in directing guests, I am sorry that you had problems finding us.Thank you again for all of your comments. We stayed at Woodacre in December for one night with 2 children and 2 dogs and occupied the family room.It had direct garden access and worked out beautifully. We were so well looked after and had a very enjoyable stay. The owner recommended a fabulous pub in Arundel for our evening meal and we all enjoyed a superb hot breakfast in the morning before we left. We would highly recommend and would love to stay again if the opportunity came along.

If you are in Fontwell, why would you stay at a run-of-the-mill Travel Lodge when you can stay at an hospitable B&B instead? Vicki is a dear lady who could not do enough to make us feel welcome. The house is clean and well appointed and the breakfasts are fantastic. One point of concern is to watch out for the junction at the end of the road where people fly round the corner at speed from the A27. We had a hair raising moment there. That aside, we had a pleasant relaxing break, our children were not a problem and we could come and go as we pleased. I'd recommend West Sussex people as the politest in the world; good manners are appreciated and reciprocated. The south downs are picture-postcard delightful at any time of year. And you're perfectly placed for the seaside, country houses, theatre, antiques, walking, cinema and sporting action. Highly recommended

Woodacre was the perfect place to relax after a long drive. The country atmosphere provided a quiet environment away from the hustle and bustle of a city venue. Quite modern facilities inside and the conservatory area for breakfast was exceptional with the rural views.

We stayed at Woodacre for a one night break on a Thursday night, with our 13 year old daughter . We booked the family room which was spacious and very pleasant. The beds were really comfortable and the double doors out onto the large and very pretty garden were a real bonus. Our little dog was very welcome and again, such easy access to the garden worked well for him. We each chose a full English breakfast, each with something a little different which Vicky catered for well and we all enjoyed it. It was a very nice, comfortable stay - the only thing I wasn't absolutely comfortable with was sharing bathrooms. I know others have commented that this did not prove a problem and it didn't really in terms of access when we wanted it. But we all felt we shouldn't linger, have a bath etc, in case other people were waiting. I didn't like the idea of meeting strangers in the hall in the middle of the night if I nipped to the loo either! I wouldn't call this a fault at Woodacre though - it's just the way it is and the facilities generally were very good.

For us was quite difficult to compare because it was our first staying in Uk . But comparing with other places in Europe it is not an extraordinary place. I loved the personnel , Sue was sweet and welcoming but the price is not justified for the offer. I will recommend it just for passing by not for a longer staying.

Woodacre is a lovely place and we thoroughly enjoyed our stay. The ambiance is calm, quiet and relaxing, exactly what we were looking for. The room was comfortable and clean and the facilities modern and first class. The garden is a great place to sit and chat or ponder. The room we were in had it's own front door and we could park our car right outside, which we found extremely useful and convenient. The breakfasts were excellent and the choice of menu very good. The owner was very polite and friendly, available if we needed anything, but afforded us every privacy. If you are looking for a comfortable, quiet, affordable bed and breakfast in or around Arundel, you won't go wrong with Woodacre.

My wife and I came from America to visit friends. My sister and here two boys joined us at Woodacre. The cottage was perfect, three beds in one room for my sister and boys, a fully equipped en suite for the wife and I. The boys loved their own entrance onto the big garden. The separate entrance off our room was advantageous. Excellent breakfasts. Vicky was helpful and available without being intrusive. Thanks for a lovely stay.

High standard accommodation and excellent breakfast. The En-suite double is ideal for business travelers having its own access. Only drawback is lack of a good pub within walking distance.

We stayed at Woodacre for 3 nights at the end of January. The ensuite room, with its own entrance, spacious bathroom and warm cosy room, feels almost like a self contained apartment! The location is an excellent base for exploring the downs around Arundel, or the coast near to Bosham. The couple who runs the B&B were very welcoming, recommending places to go and local pubs, happy to lend us their garden hose after a muddy bike ride and accommodating our bikes in a locked shed. The cooked breakfast was filling and ideal before a day of activities! We are definitely staying again to see more of the downs in the summer!

As new dog owners we were looking for somewhere to stay with our Springer Spaniel. What a find the Wooodacre was! The room (double ensuite) was excellent and with access directly outside through its own entrance hall was fantastic. Our host Vicky and Mike were attentive but not overpowering. If our spaniel could speak she would give the massive garden a well deserved 10 out of 10. We will be back - a good value very welcoming guest house.

We have just had a relaxing 3-day stay at Woodacre B&B with our two teenage daughters and our little puppy. The family room isbright, spacious and spotless, tastefully decorated and opens out into a beautiful, secluded garden. The modern TV and free Wi-Fi were a big hit with the girls. Vicky kindly provided a tasty breakfast each morning, including a vegetarian one for our daughter. We availed of a fantastic offer of three nights for the price of two but would gladly pay full price for such wonderful accommodation and service. We will definitely be back as we fell in love with the area, there is a lot to see and do. Thank you Vicky and Mike for a wonderful stay. See you soon! Sandra and Jim Bolger

The accommodation was fine and close to where we were spending the day. I would'nt say it was four star, probably three. We had a Twin room in the roof, the bathroom was on the ground floor! Breakfast was great and so was the hospitality. Thank you( The AC Cobra was fantastic!!!)

Vicki and Mike Richards welcomed us; myself, my husband and our rather bouncy dog in to their beautiful home and were perfect hosts throughout our stay. We had everything we needed, the room was very comfortable and clean and the breakfasts were as good as my mum's!!Will definitely stay here again.

We used Woodacre as an overnight stay following a night at Fontwell Races. Mike the owner was an excellent host and we had a lovely on-suite room with its own outside entrance.

Our stay in Woodacre house was beautiful. The only negative was the lack of bathroom in room. The family was very friendly.

Very friendly.Lovely breakfast.Shared bathrooms are a bit cramped if the house is full of guests but owners went the extra mile to let us use their own facilities.Highly recommended. We had a very happy two night stay.
